Dear Prospective Tenant:

Thank you for your interest in leasing a residential dwelling unit here with Highlands West LLC. We have spared no expense to restore, enhance and equip this property with the latest luxury basics and amenities such as:

  • top of the line interiors, flooring and fixtures
  • top USA manufactured appliances
  • energy efficient and healthy ventilation, air conditioning and heating systems
  • en suite washers and dryers in all units so equipped
  • comfort and sound reduction foamed wall insulation
  • thermally insulated windows and doors
  • high quality GAF brand roofing, plumbing, electrical and WIFI environmental control systems
  • enhanced parking lot drainage and vehicular accessibility
  • outdoor security cameras
  • push button door locks
  • a watchful and attentive property maintenance team

The goal is to make the living experience here meet high expectations as if it were our own long term residence some day. You will observe that the lease acceptance process may be, in some cases, much more detailed and rigorous than what you are accustomed to in Ripley. We cater to people who are very discerning about meeting quality of life, safety, convenience and comfort expectations. That is why our lease agreement is so comprehensive and tries to account for many situations that happen in the human experience.

You will quickly note that all monthly tenant rental collection and security deposits with Highlands West LLC are managed exclusively by modern automatic electronic banking transfers through our local banking portal.  Cash, personal checks, money orders or tradeoffs will never be accepted as monthly payment.  This modern procedure ensures timely deposits and Tenant/Landlord good will and responsiveness.  Only those who accept an automatic electronic payment method will be considered for tenancy at the Townhouse Apartments.

In addition persons under age 21 will not be considered eligible for fulltime tenancy or co-tenancy under any circumstances, except as provided under the Lease Agreement as short term registered guests.  Pets and animals of any kind, including service animals as provided under state law, will not be permitted on the Property as a matter of routine.

Applicant vehicle information is required for reserved parking space and to recognize vehicle when parked onsite.

Employment History

If regular monthly employment gross income is less than three times monthly rent, a Lease Cosigner/Guarantor is required to make full and timely lease payments as required during the Lease Period.
All spaces consist of two bedroom spaces: a master and a slightly smaller room, each with a separate storage clost; galley style kitchen; dining area, living area and bathroom with showers only (no bathtubs).
  1. Monthly Rent: Varies by Unit.
  2. Lease Deposit: Final Month's Rent plus variable refundable damage security contingency
  3. Rent Collection: Conducted by Automatic Draft. (Signup instructions will be provided after Application approval.)
  4. Rent Schedule: Rent is due on the 1st Calendar Day of each month. If rent is unpaid after the 5th, a $100.00 late fee will be assessed and due. If rent is unpaid after the 10th, an eviction process will be initiated and associated all court costs and legal fees will be the responsibility of the resident of record.
  5. Minimum Lease Period: Twelve (12) Months
  6. Insurance: Resident Rental Contents Insurance is required. Proof of coverage due at Lease signing.
  7. Security: Residents are allowed access to all outdoor security cameras on their mobile devices. Residents will have a personal four-digit code to arm and disarm the security alarm for their unit. Premises alarms are monitored by an off-site service which notifies emergency services if warranted.
  8. Regular Overnight Maximum Occupants: Two Persons
  9. Minimum Resident Age: 25 years old
  10. Resident Vehicle Restrictions:
    • Townhouses: Two (2) Vehicles in Carport
    • Apartments: One (1) Vehicle per Apartment
    Offsite parking during non-business hours on the public lot adjacent to the premises is available for overflow resident parking.
  11. Smoking or Vaping: Not Allowed  on the Premises, Indoor or Outdoor; No Exceptions
  12. Pet Policy: Discouraged.
    On premises housing of service or emotional support species by residents or guests is strongly discouraged due to inherent space limitations on premises. If such species are warranted, identifiable service species labeling must be worn when outdoors on premises, and they must be registered and identified in the lease agreement. Pet deposit is an additional $1,000.00 and is nonrefundable.
  13. Wifi Service: Included using exclusively Spectrum Business Class service.
  14. Telephone Service: No landline jacks or terminals are, or will be, installed or allowed. Residents are expected to use personal cellular phones for all communication from premises.
  15. Media Service: All Townhouse Reserve units are provisioned by Spectrum for internet and entertainment media connectivity. No other satellite, Dish or cable providers are allowed in order to preserve the visual integrity of the premises.
  16. Television Mounts: All units have permanent mounting fixtures installed for wall-mounted televisions. Residents are responsible for furnishing adequate hardware and brackets to safely attach televisions to permanent mounts. Residents are not allowed to install any other personal media mounting fixtures on walls or doors.
  17. Appliances: Major appliances are fitted in each unit. A user instruction manual for appliances, the security panel, and central heat/air conditioning is provided in a binder in each unit, as well as on the Tenant Portal on the Townhouse Reserve website (https://www.thetownhousereserve.com). Resident is responsible for familiarizing themselves with the applicable appliance operation and promptly reporting any malfunctions to the Property Manager.
  18. Random Inspections: The Property Manager will, at times, randomly enter the units to inspect the housekeeping, change air filters, replace smoke alarm batteries, and perform routine maintenance checks. Residents will be notified in advance of inspections and maintenance checks to the extent of practicality. The resident is advised unannounced entry in the unit by the Property Manager staff may occur if warranted under emergency or urgent maintenance circumstances.
  19. Housekeeping: Resident is expected, at all times, to maintain their leased unit interior in a high state of cleanliness and working order, in particular the kitchen and bathroom(s). All appliances and fixtures are to be kept clean and maintained after each use, such as: dryer screen lint removal, removal of cooktop grease and fluids, and accidental spillages. Garbage collection bins are provided and serviced by the City of Ripley on the premises on Thursdays. All contents placed in the bins must be bagged.
  20. Early Termination: Resident is advised the lease may be terminated in the sole opinion of the Landlord, if Resident has violated the terms of the lease and is unresponsive to corrective measures. A thirty (30) day period to vacate the premises will be enforced.
  21. Acknowledgement of General Premises Conditions: Resident agrees to the Landlord's incumbent lease restrictions, considerations, and expectations for all applicants desiring residence at The Townhouse Reserve. Some of these are that the premises will not comfortably accommodate non-adult residents or guests; pets; parking spaces are somewhat limited; and that the good conduct and cooperation of all residents at all times is necessary to fulfill the enjoyment and peace for all. In return, The Townhouse Reserve endeavors to offer a long-term, high-quality, safe and well-maintained environment for its residents.
